WHAT’S INCLUDED:

This is a complete modular unit, move-in ready. This unit is built to the IRC building code (same as any residential home) and is to be set on a permanent foundation and spot footings for the deck. It is meant to be a permanent structure that never moves.

 

PAYMENT TERMS:

Payment 1: 5% design and engineering deposit.

Payment 2: 30% to purchase all materials and get on the

production schedule.

Payment 3: 30% when we begin construction in the factory.

Payment 4: 30% when the modular is ready to ship.

Final Payment: 5% When the home is set and completed.

 

BASIC SPECS & SELECTIONS:

1. Exterior Siding: Combination of 26-gauge corrugated metal siding and WPC siding as shown in the renderings.

2. Roofing: TPO rubber membrane roofing.

3. Rooftop Deck: TPO vinyl waterproof deck.

4. Railing: Steel cable railing.

5. Framing: 2x10 floor joist 16” o.c. 2x4 wall framing, 2x10 or 2x12 roof framing depending on snow loads.

6. Insulation: Combination of closed cell and open cell spray foam – all floor, ceilings, walls.

7. Cabinets: Wood like brushed melamine flat panel cabinets. Color and style chosen by the buyer.

8. Countertops: Quarts or granite countertops. Color and style chosen by the buyer.

9. Interior Walls: Light skip trowel drywall finish with 1 accent wall as wood, ship lap, etc. Chosen by the buyer.

10. Flooring: SPC waterproof wood like flooring. Color and style chosen by the buyer.

11. Tubs and Showers: Fiberglass insert showers.

12. HVAC: 3 head, highly efficient electric mini-split system includes both heat and AC.

13. Water Heater: 38-gallon electric water heater or propane or gas, depending on the buyers needs.

14. Appliances: LG stainless steel appliance package.

 

THE BUILDING PROCESS - HOW IT WORKS ($10 TO $15 PER MILE):

Shipping cost varies depending on many factors such location, distance, permit requirements, pilot cars, access to your building lot, etc. 

 

THE BUILDING PROCESS - HOW IT WORKS:

STEP 1:  DESIGN AND ENGINEERING.

We invoice you 5% of the total contract price for the floor plans and engineering. We then contact your local building department to determine the design and engineering requirements for your specific building lot. Engineering requirements are specific to your location depending on snow loads, frost depth, wind loads, seismic requirements, etc. We then complete the plans and engineering specific for your building location. We send you complete, submit-ready floor plans, stamped structural drawings and engineering calcs to submit to your local building department to obtain a building permit.

STEP 2:  NEXT PAYMENT AND SCHEDULING.

After the building permit is issued, we invoice you for 30% of the contract price. We then purchase the construction materials needed for your prefab home and get your home placed in our production schedule.

STEP 3:  CONSTRUCTION OF THE HOME IN OUR FACTORY.

After the materials arrive, we build your home in our factory. Your prefab home is built in a controlled environment, out of the weather with precision equipment. This ensures a better built home. The construction in our factory takes from 6 to 8 weeks. An additional 30% is paid when we begin construction, and 30% when the home is completed and ready to ship.

STEP 4: ONSITE WORK TO PREPARE FOR YOUR PREFAB HOME.

During the same time that we are building your home in the factory, you will be preparing the onsite work that needs to be completed before the home arrives. This includes excavation, foundation and bringing the utility lines into the crawlspace.

STEP 5: DELIVERY, SET AND FINISH ONSITE WORK.

After the home is completed in our factory and the site work is completed onsite, we schedule delivery and setting of your home. We schedule shipping, cranes, pilot cars, etc. When the home arrives, we send our home setting crew to your building lot to set the home and make all the structural connections from the foundation to the home. You then schedule the electrician and plumber to make the final connections from the utility lines ran into the crawlspace to the sewer, water and electrical lines that we have stubbed out of the prefab unit. After the utility connections and all final touchups are completed, we will schedule a final inspection with the local building official. The final payment is paid after the home is 100% completed onsite.

You get a modern, highly efficient new home that is considered no different than any other site-built home by lenders, appraisers, building inspectors, etc. Your home is built to the same building codes and with the same building materials as any other site-built home. You get a precision-built, highly efficient home that is built up to 3x faster, with a more organized construction process and with less stress.
